Fewer listings, steadier prices: what September means for Markham
TRREB reported 4,977 home sales across the GTA in September 2026, about 9% fewer than a year earlier and roughly flat against August. The more important number is supply: new listings were down 14.4% year over year and active listings down 9.3%, so the market tightened even as sales eased. Prices edged up about 1.3% month over month.
York Region
893 sales in September, down 8% from August, against 3,106 new listings and 5,168 active listings. That is 5.0 months of inventory: a balanced market leaning toward buyers in the detached segment above $1.5 million, and closer to balanced for townhomes and semis under $1.2 million, where Markham's Wismer, Cornell and Berczy continue to draw multiple offers on well-priced homes.
Durham Region
552 sales, down 21.9% year over year, but inventory is the tightest in the GTA at 3.5 months. Ajax and Pickering detached homes under $1.1 million are still selling in under three weeks when priced to the last comparable sale, not the last listing.
What it means if you are selling
- Price to the last three solds, not the active competition. Overpriced listings are sitting 40-plus days and then selling below where they would have started.
- Launch before the December slowdown. The window from now to the third week of November is the last strong one of the year.
What it means if you are buying
- Five months of inventory in York gives you conditions back: financing and inspection are negotiable again on most detached homes.
- Get pre-approved now; a rate hold protects you through the Bank of Canada's next decision.
